Best Homestay Booking System in Malaysia (2026 Comparison)

Most Malaysian homestays still take bookings the same way: a WhatsApp message, a bank transfer, and a calendar kept in someone's head or on paper. A booking system replaces that with a calendar that blocks dates on its own, a booking page guests can use without messaging you, and a record of who has paid.

This guide compares the systems Malaysian owners actually choose between, from RM29-a-month local apps to a one-time WordPress plugin. A disclosure first: Tamu wrote this, and Tamu is one of the options. We have tried to be fair. Competitor prices and features come from each vendor's own website, checked on 8 October 2026. Where we could not verify something, we say so. Where a rival is cheaper or does something we don't, we say that too.

The Short Answer

There is no single best system. The right one depends on how many units you have, whether you sell on Airbnb, Booking.com or Agoda, and how much you want to spend:

• Cheapest subscription in Bahasa Malaysia: JustStay, from RM29/month for up to 3 units.
• Free to start: Softinn's booking engine (free, 12% commission per booking) or TempahanApp's free plan (unverified, see below).
• One-time payment, on your own WordPress site: HBook, from US$99.
• Cheap two-way sync with Airbnb, Booking.com and Agoda: Hostex, from about RM16–29 per property per month.
• Many city units with an operations team: HostPlatform or Softinn's paid plans.
• Direct booking page plus iCal sync, flat RM pricing and free setup help: Tamu, RM149/month for hosts. Read what is live and what is still coming before you choose.

What a Malaysian Homestay Actually Needs

Before comparing products, decide which of these you need. Most small homestays need the first four. Few need all of them.

• A calendar that blocks dates automatically, including bookings that arrive from Airbnb, Booking.com or Agoda (usually through iCal links).
• Payment straight into your own account, by FPX online banking, bank transfer or card, with deposits and balances tracked.
• A booking page or website you can share on WhatsApp, Instagram and Google.
• Pricing in Ringgit, with weekend, public holiday and school holiday rates.
• Bahasa Malaysia for your guests, and for you if you prefer it.
• Little upkeep: no plugins to patch or servers to look after.
• Tourism tax handling, if you are registered with Customs and host foreign guests (most homestays with four rooms or fewer, or registered with MOTAC, are exempt).

Comparison Table (prices checked 8 October 2026)

All prices are the vendors' published list prices. US dollar prices are converted at about RM4.08 to the dollar. "Not stated" means the vendor's site does not say, not that the feature is missing.

TempahanApp's site was down when we checked, so its details come from search listings and are marked unverified. Free directories such as Maicari Homestay and NakHomestay also take bookings by sending them to your WhatsApp. They cost nothing but have no payment handling.

JustStay: The Cheapest Bahasa Malaysia Subscription

JustStay is built for Malaysian homestays, chalets and villas, entirely in Bahasa Malaysia. You get a booking page at juststay.my/your-name, an owner app, deposit and balance tracking with transfer-proof upload, and ToyyibPay on the Growth plan. A custom domain comes with Premium. At RM29 a month after a three-month free trial, it is the price to beat.

Watch for: the site does not mention iCal sync with Airbnb or Booking.com, so check before you sign up if you also sell on OTAs. It lists no company name or registration number.

TempahanApp and the Malaysia Homestay Portal: Local and Feature-Rich

TempahanApp (also called UrusBooking) is reported to offer a free plan for up to five units with Airbnb and Booking.com calendar sync, a Starter plan at RM69 a month, and FPX, bank transfer and pay-on-arrival payments. Its site returned an error when we checked, so confirm these details with them directly.

The Malaysia Homestay Portal (my-homestay.com, by FY Tech) has one of the fullest feature lists in the local market: your own-domain website, FPX paid straight into your bank account, hourly iCal sync with Airbnb, Booking.com and TripAdvisor, seasonal and length-of-stay pricing, coupons, deposits and a free mobile app. Pricing is quoted over WhatsApp rather than published.

Softinn and HostPlatform: Malaysian Systems for Bigger Operations

Softinn, based in Melaka since 2013, sells a property management system, booking engine, channel manager and website builder. Its booking engine is free if you accept a 12% commission per booking, which is still less than most OTAs charge. Paid plans run from RM9 to RM20 a day. It also offers an LHDN e-invoice add-on and lists properties on its own portal, LetsGoHoliday.my. It is designed mainly for small hotels, so a single kampung house may find it more than it needs.

HostPlatform (Kuala Lumpur) serves short-stay and Airbnb property managers: a direct booking engine, a channel manager for Airbnb, Agoda, Expedia, Traveloka and Trip.com, e-invoicing and an owner profit-sharing app. It does not publish prices. If you manage many condo units for other owners, it is built for you.

Hostex: Cheap OTA Sync

If your main problem is keeping Airbnb, Booking.com and Agoda in step, Hostex is hard to beat on price at roughly RM16–29 per property a month. It connects to Airbnb, Booking.com, Agoda and Trip.com through their APIs rather than iCal, which is faster, and it is an Airbnb Preferred Software Partner. It is a global product priced in US dollars, and we found no Malaysian payment options such as FPX.

HBook Is Cheaper on Sticker Price. Here Is What It Costs in Upkeep.

HBook is a mature WordPress booking plugin with more than 11,000 sales and a 4.88/5 rating on CodeCanyon. It handles seasons, extra-guest charges, deposits, coupons and two-way iCal sync with Airbnb and Booking.com. It costs US$99 direct from its developer, Maestrel (one year of updates, then US$55–65 a year), or US$129 once on CodeCanyon. Extra payment gateways are US$50 each, and Billplz (FPX) is one of them. Offline bank transfer works without any add-on.

Over three years, a two-room homestay buying direct pays roughly RM404 for the licence, RM204 for the Billplz add-on and about RM450 in renewals: around RM1,060 in total. Tamu's Host plan costs RM5,364 over the same three years. On sticker price, HBook wins clearly.

The difference is upkeep. HBook runs on your own WordPress site, so you pay for hosting and you are responsible for keeping WordPress, PHP, your theme and the plugin up to date. HBook shipped two security fixes in 2026 alone (versions 2.1.7 in June and 2.1.10 in August), and a site that is not updated stays exposed. Its iCal sync relies on WordPress's scheduled tasks, which sometimes need troubleshooting, and support lapses unless you renew. If you or your developer already maintain a WordPress site, HBook is a sensible, cheap choice. If you don't want that job, the cost shows up as your time or a developer's bill.

Tamu: What Is Live Today and What Is Coming

Tamu is a booking system made in Malaysia for homestays, chalets and small guesthouses, with flat monthly pricing in Ringgit and no commission. Here is exactly where it stands.

Live today:

• Two-way iCal sync with Airbnb, Booking.com, Agoda Homes and any platform that gives you an iCal link. Tamu re-checks every connected calendar every 15 minutes.
• Seasonal, weekend and public holiday rates, with extra-guest charges and minimum-stay rules. Federal public holidays and Negeri Sembilan state holidays for 2026 and 2027 are pre-loaded. School holidays and other states' holidays you add yourself as a season.
• Bank transfer and pay-on-arrival bookings, with deposits and balances tracked.
• Your own booking page and property website, a booking widget for an existing site, coupons, invoices, email confirmations and automated review requests.
• WhatsApp chat links on your booking page so guests can message you in one tap.
• A guest booking widget available in Bahasa Malaysia.

Built and rolling out, not yet live for every property: card and FPX payments through Stripe, paid into your own Stripe account once it is verified; guests uploading bank-transfer proof for you to confirm; tourism tax added to direct bookings for Customs-registered operators; and a licence record with a Verified badge on your booking page.

Not available yet: a channel manager (API connections to OTAs), an owner dashboard in Bahasa Malaysia, automated WhatsApp messages, and a way for guests to change their own bookings. If you need any of these today, one of the options above may suit you better.

Which Should You Choose?

• One to three units, BM-first, tight budget: start with JustStay or a free plan, and move up when you outgrow it.
• You already run a WordPress site and are happy to maintain it: HBook is the cheapest serious option.
• You sell mostly on Airbnb, Booking.com and Agoda and only need sync: Hostex.
• A small hotel or many city units: Softinn or HostPlatform.
• You want direct bookings, iCal sync and Malaysian payment options without maintaining a website, and you value free setup help: try Tamu, knowing which features are still rolling out.
